Buying real estate is often the largest purchase of a person's lifetime. Also, it usually represents a major commitment and change in your lifestyle.

You Need a Team

Thus, it is extremely important to find the best people possible to protect and represent your interests. In fact, there will be a team of people invloved in putting your deal together: realtor(s), lawyers, mortgage and insurance brokers, bankers, home inspectors and possibly tradesmen.

With so much at stake, it is crucial to find a realtor who can put together the most effective team for you. You not only want the most competitive rates from these people, but also exceptional professionalism, experience and expertise.

Too often, buyers try to assemble their team from casual acquaintances or uninformed referrals. Some even "leave it to fate" by gambling that the Vendor's agent will do a superlative job for them. It is completely illogical, but many people take more time in choosing someone to cut their lawn than in checking out their realtor!

Realtor Roulette

Realtor roulette was quite common for the previous generation. (I did it myself before earning my license.) I would check ads and open houses until I met a realtor who made an acceptable impression on me. But nowadays, with information on internet sites and databases one can be more careful and discerning. Afterall, with over 20,000 real estate agents in the GTA alone it should be easy to recognize that realtors come in a huge range of qualifications for the job.

Also in recent years, dozens of new laws and regulations have been introduced to protect buyers and sellers from unscrupulous real estate practices. Buyers who aren't protected through a "Buyer's Agency Agreement" are not likely going to get the best services and find the best home for themselves at the best price.

  8. Over 95% of properties are not advertised in newspapers or magazines. You should use a realtor to find the best home for your family.

  9. By Buying early, you will have time to sell your present property without being rushed into accepting a low Offer.
