Home Inspectors provide a valuable service to Buyers in showing you what maintenance will be needed and how to take care of your new property investment.

Home Inspectors can sometimes uncover some safety or immediate maintenance problems that need to be taken care of before the new owner takes possession.

At present, the regulations governing Home Inspection practitioners are not too rigid.

In a few instances, realtors have been exposed to inspectors who "fail" an abnormally large number of the properties that they inspect. These inspectors produce abnormally extensive lists of flaws and safety violations that are not later verified by professional tradespeople.

Both the Buyers and the Vendors suffer unnecessary distress and anguish when a Home Inspector makes alarmist or exaggerated claims. When the deal falls through it also creates doubts for future Buyers and may force a price reduction.

Consequently, Purchasers and Vendors should consult with professional tradespeople to validate any significant issues raised by Home Inspectors. With very few exceptions, all issues raised by Home Inspectors can be remedied. Homes are constructed to very demanding building codes, so almost all deficiencies may be remedied by appropriate service or maintenance work.

It is customary for Owners to be responsible for rectifying safety issues. Other issues with respect to health, (pet odours/stains), are usually dealt with by the Purchasers. Neglected maintanance or end-of-life appliances and equipment are usually remedied in the negotiated purchase price.
